The local newspaper, The West Hawaii Today, recently
interviewed Sharon about a study on the cost of buying property in
Kona.
She said that "the average sales price of a home in the North Kona
District is ... around $500,000, based on the of 51 homes in Hawaii
Information Service's multiple listings services (September, 2004
statistics)."
"We've had a number of high-end sales over a million and others
with open escrows at $1.6 million." said Morris. "That price is not
out of the question, but I don't believe it is the average price of a
home."
Morris, who has sold real estate in West Hawaii since 1989, said
the market is as hot as she has ever seen. "We have easy access with
direct flights into Keahole, and a lot of Baby Boomers who like our
lifestyle and are tired of the congestion and the fast lane."
While she said the inventory is low, Morris added entry-level
buyers should not be discouraged from looking for a home. "First-time
buyers should work with lenders to see what kind of programs are there
for them," she said. "No down, low down, there are a myriad of
programs that a good lender could help them with. People have a lot
of choices in mortgages they can get."
Morris said those who have an opportunity to purchase something
should do so, and then upgrade later. "Get your foot in the door,"
she said. "It may not be everything you want, but purchase something
and let that appreciate before moving onto a more perfect choice
later."
