Setting a Price

Receiving Offers
Hawaii's real estate contracts are lengthy documents and may contain

Escrow
Once an offer has been agreed upon, an escrow company will serve as a
neutral third party and handle collection and distribution of all

the escrow company and keep you informed of important dates to make
sure the escrow process is completed efficiently.

How much time will it take it take to close the sale once we have an accepted offer?
Each transaction is unique. However, it generally takes 45-60 days for
closing, depending on the terms of the contract. If the buyer is
paying cash, the closing may take 30 days or so less time. If you have
specific timing requirements, you should discuss them with me when
considering offers.
What should I do to make the property marketable?
Take a step back and try to see your home through the eyes of a
buyer. A property that is orderly, clean and well-maintained will make
the best first impression. As we all know, first impressions can have
lasting effects. With that in mind:
- For the exterior, keep the yard trimmed and free of debris and
excess vehicles. Consider giving the front door a fresh coat of paint
and putting some colorful flower pots by the front entry.
- Organize and pack away excess personal items in every room,
particularly the kitchen and bathrooms. Buyers want to envision your
property as their "home". Clear off your counters and organize your
closets by removing items you don't need for the next few
months. Create as much empty space as possible. This will give buyers
the immediate impression of adequate space for their personal items.
- Repair any leaky faucets, wash windows, and touch up painting if
necessary.
- Keep your property in condition to be shown whenever possible. You
never know when someone might request a showing on short notice. When
your property is being shown, open up all window treatments allowing
the sun to shine in.
